Hi everyone! I'm planning to upgrade my wheels and tyres soon and this gonna be the first mod I'm gonna do with my car, I need some help regarding the fitment because I'm pretty new into car mechanics.

I own a 2013 Lancer LX having a stock wheel of 16x6.5 +45 offset with a 205/60r16 tyres.

I wanna get this Avid AV-06 rim

as the rota grid R is too wide for my car and I wanna wrap this into 225/40 or 225/45 whichever suit my budget.
I believe the spec of that rim is 17x8 +35 offset

Is there any chance I could fit this in my car without fender rolling? and my other problem is Avid av-06 rim has a centerbore of 73.1 and I'm aware that my car has 67.1. How can I fill the gap between them? is this worth buying?

Another question. How low should I go because my car is not lowered yet, I want it flush though.

Give me some enlightenment please..

If you want complete adjustability, you'll need a set of coilovers. In which you can drop the car the specific height needed. Low springs will drop 30mm I think? Or is that super low.. Regardless, they're much harder to get right and could cause issue with bouncing onto the tyre.
AFAIK 17s fit perfectly fine and have room to go up and down no dramas, I don't think you'll have much problem with 8s but I would roll your guards - even just a little to be safe. Nobody likes chewed tyres.
As for the centre bore I would 100% be organising some 'hub-centric rings' these are designed to spec (aka what you need) and will fit perfectly in place. You can get these made at wheel shops or engineering places or sometimes they make them off the shelf. Maybe ask the company you're buying from.

Lastly my other recommendation is to look at the JDM wheels buy sell swap for your state. You can get wheels with tyres that are genuine branded for the price you'll pay just for those wheels alone - which won't hold a huge second hand value if you don't plan on having the car for a long time.
I know you said the genuine specs aren't right for what you want, but it would be worth looking at other styles that pop up. But could save big $$$ early and in the long run.

The tyre shop will mostly likely put a plastic spacer/filler so that the centrebores match. Whether the load is carried by the centrebore, the studs or both I am not sure. I never had issues though with it plastic spacers/fillers used on the wheels that were on my CJ.

Clearances on the front were never an issue for me but when I had 19x8s fitted (cant remember the offset) I did need to get the rear guards rolled (my car was lowered on King Springs lows at the time). Rolling the rear guards is no big deal, so don't worry if it needs to be done (and I would say if you are in doubt that the tyres may scrub, just get the guards rolled).
